As the recognized authority in our niche, our primary goal remains to assist our subscribers in eliminating real estate recording rejections. To do this successfully, we have developed and maintain the most comprehensive central database of practical information related to recording deeds, mortgages (new and refinance), assignments, releases/satisfactions and lender's title insurance premiums available. New information, which we survey for and receive continuously, is double-checked by our research and legal staff before it is entered into our central database. As a result, an audit by a major national firm in the industry found the accuracy rate of our fee and tax calculations across all the types of real estate documents nationwide to be 99.7%. As a result, our settlement clients boast less than 1% rejection rates when they use our data, not just for assignments and releases, but especially for the more complex deed and mortgage documents. To further help our clients maintain low rejection rates, we have our research team and legal counsel available on a complimentary basis daily to answer questions and assist with understanding jurisdictional recording requirements.
We also provide the same level of accuracy in computing recording fees and taxes in instant good faith estimates provided by many lenders on their web-based loan applicant systems.
